Senior Director, Atlanta Real Estate Operations

Equifax is looking for a Sr. Director, Atlanta Real Estate Operations to lead and execute the design of real estate strategies, processes and initiatives related to facilities management and site services in Atlanta. You will establish appropriate service levels and ensure delivery of facilities/site services, managing approved facility plans, ensuring the plan details are adhered to and carried out within the approved budget and to Equifax standards.

The Atlanta campus comprises four primary sites, totaling ~745,000 SF and 2,500+ associates, including the company’s global headquarters building and technology center. In this roll, you will have overall responsibility for facilities management and real estate project oversight, as well as customer relationship management in Atlanta.

What you’ll do

  • Participate in the design of real estate strategies and then execute strategies, processes and initiatives related to facilities management and site services in Atlanta; Establish appropriate service levels and ensure delivery of facilities/site services; Manage approved facility plans, ensuring the plan details are adhered to and carried out within the approved budget and to Equifax standards.

  • Review the Atlanta portfolio’s performance on a continuing basis and establish proper measure of performance, such as occupancy, utilization, financial performance, etc.; Collaborate efforts on ESG Initiatives and report monthly sustainability/carbon foot print metrics.

  • Manage the selection of contract service, vendor negotiation of service agreements and monitor performance by creating SLA’s with fee at risk; Create and manage business partnerships with vendors; Oversee and manage the facility operations through 3rd party vendor relationships to deliver the appropriate service levels; Coordinate with Global Sourcing to manage RFP process and/or pricing proposals with vendors; Ensure contracted facility services are carried out in a manner consistent within Equifax’s policies and guidelines; Coordinate and approve real estate vendor onboarding and terminations in the Access Manager, IQ Navigator, and NEQ processes.

  • Assist in development and preparation of budgets, financial reports, contracts, expenditures and review of purchase orders related to the facility; Formulate and implement fiscal operating and capital budgets within the portfolio; Work with Colliers Facility Solutions (CFS) to monitor financial performance and approve portfolio operating expense activity; Collect and analyze facility and real estate data to prepare related reports depicting accurate and current assessment of facility management and real estate objectives; Create requisitions in Oracle, provide vendors with purchase order(s)and update approvals for payment – review approve invoices.

  • Interface with owners of leased facilities and maintain relationships with such owners; Serve as a liaison between Equifax associates, CFS, and property management companies and/or building owners; Forecast and plan resource requirements and manage contractors on site; Communicate between Equifax associates and other field management regarding facilities needs/concerns and coordinating appropriate response and/or action.

  • Facilitate and partner with respective business unit/COE leaders to achieve short- and long-term spacing planning strategies to include space management, planning and moves; Manage space planning/move function, providing oversight to the CFS MAC team.

  • Support large project initiatives and business cases; Assist or lead special projects, including renovation/construction projects in Atlanta; Develop and monitor project budgets, coordinate with project suppliers, including architecture, engineering, furniture general contracting, etc.

  • Provide solutions to complex business needs for a large real estate portfolio and then influence and get buy in from senior executives

  • Oversee Environmental Health and Safety and Emergency Preparedness Plans; On-site point of contact for Equifax Risk Management and Business Continuity Planning (BCP); Perform site inspections of facilities and coordinate action plans with on-site facilities team to resolve non-compliance items.

What experience you need  

  • BS/BA degree or equivalent education in the areas of business, real estate, architecture, engineering or related field

  • 7+ years of corporate or commercial Real Estate experience and/or related experience in property/facility management and/or project management

  • 7+ years managing multiple projects and competing priorities

  • 4+ years experience managing a corporate facility of a minimum of 50,000 square feet or more
